As an attorney AND a realtor, my services are more complete than services provided by a traditional realtor.

Here is a partial list of services that I provide that

a realtor is prohibited from providing:

  • Drafting contracts and other legal documents

    • Realtors are limited to filling in pre-printed forms​​They must hire an attorney to draft anything, at great expense to  the client. If anything goes awry, you will be looking for a lawyer. 

  • Reviewing legal documents, and advising about them. 

  • Drafting the deed for the closing

  • Advising about title issues that frequently arise

  • Providing legal advice if problems arise, as they frequently do. 

    • Examples of problems:

      • What to do if the other party misses a due date under the contract?

      • Do you or the other party have adequate grounds to terminate?

      • What are the legal ramifications of the seller not being able to vacate by the closing date?​

      • What provisions should I have in a lease for these situations? 

      • Does a certain communication represent a counteroffer or simply a request to amend the contract?

      • Will a certain contractual provision be enforceable after closing?

      • What if the seller didn't adequately make the promised repairs?

      • How do I fix a title problem?
