As an attorney AND a realtor, my services are more complete than services provided by a traditional realtor.

Here is a partial list of services that I provide that
a realtor is prohibited from providing:
-
Drafting contracts and other legal documents
-
Realtors are limited to filling in pre-printed forms. They must hire an attorney to draft anything, at great expense to the client. If anything goes awry, you will be looking for a lawyer.
-
-
Reviewing legal documents, and advising about them.
-
Drafting the deed for the closing
-
Advising about title issues that frequently arise
-
Providing legal advice if problems arise, as they frequently do.
-
Examples of problems:
-
What to do if the other party misses a due date under the contract?
-
Do you or the other party have adequate grounds to terminate?
-
What are the legal ramifications of the seller not being able to vacate by the closing date?
-
What provisions should I have in a lease for these situations?
-
Does a certain communication represent a counteroffer or simply a request to amend the contract?
-
Will a certain contractual provision be enforceable after closing?
-
What if the seller didn't adequately make the promised repairs?
-
How do I fix a title problem?
